BS Plumbing & Heating Supply a full service for Landlords gas safety checks. We offer yearly checks to comply with relevant law. We offer servicing and nw installations if required. A well maintained property is cheaper to maintain in the long term. If an appliance is fitted correctly in the first place there is no need for high maintenance and refitting bills in the future.

Remember the landlord is responsible for ALL appliances in his properties so make sure they are fitted correctly by a trusted corgi fitter. You have to retest them ever year for the relevant safety checks this includes such items as gas cookers, gas fires, gas wall heaters, gas boiler, gas water heaters and all gas pipe work.

By law a landlord is required to keep records of these checks, And the records must include:

1. The burner pressure or heat input is correct with appliance manufacturers instructions
2. Ventilation is adequately supplied
3. All gas safety devices are in accordance with current standards
4. Installation / appliances pass a tightness test / i.e. no gas leaks
5. Date of inspection
6. Any defects reported
7. Remedial action taken

Once all safety inspection are completed all the necessary paperwork will be filled in and signed and supplied to you the landlord and a copy made available to your tenant which is a legal requirement

Please remember landlords also have a responsibility to ensure that all gas appliances are in a safe condition and the installation is gas tight prior to a re-letting of a property.
